Ngāi Tahu Property development

Mō tātou, ā, mō kā uri ā muri ake nei. We drive profit but are purpose driven and live by the values handed to us by Te Rūnanga o Ngāi Tahu. Through excellence in sustainable land use, an inter-generational approach to investment, and a commitment to developing environmentally sensitive new buildings and communities, we ensure that we leave a treasured bequest for future generations of Ngāi Tahu.

Mō tātou, ā, mō kā uri ā muri ake nei.
For us, and our children after us.

Ngāi Tahu Property is one of the key investment pillars of Ngāi Tahu Holdings. Our role is to grow and protect the wealth of Ngāi Tahu for future generations. We achieve this by delivering high-quality property developments that support the economic aspirations of the iwi.

Ngāi Tahu Property has built a portfolio of premium assets valued at more than $770.3 million. Our expertise spans residential, commercial, and industrial developments, earning us a trusted reputation in the industry.

In Ōtautahi-Christchurch, we have successfully delivered several master-planned residential communities, including Tumara Park, Linden Grove, Wigram Skies, and Prestons. We are currently developing Te Whāriki in Lincoln (in partnership with Lincoln University), Bellgrove in Rangiora (in partnership with Bellgrove Rangiora Limited), and Kōkōwai in Tāmaki Makaurau-Auckland.

Ngāi Tahu Property has also partnered with the Crown to deliver Te Pā Tāhuna in Tāhuna-Queenstown, increasing housing options and making home ownership more accessible in this sought-after location.

For generations, the whenua (land) of Te Waipounamu has shaped the culture and identity of Ngāi Tahu. Our history is embedded in the names of our mountains, rivers, lakes, and oceans, ensuring the footprints of our tīpuna (ancestors) remain forever upon the landscape. Through our investments and developments, we uphold this enduring relationship, honouring those who came before us and building a foundation for those who will follow.

Working with Mana Whenua

As an iwi-owned company, Ngāi Tahu Property is committed to working in partnership with mana whenua in every area where we operate.

We take great care in the naming of our developments, recognising the importance of te reo Māori and the reinstatement of indigenous names and narratives within the landscape. These names reflect the deep history of the land and honour the traditions of those who came before us.

At Te Pā Tāhuna, we are working closely with representatives from the seven southern mana whenua rūnanga to embed Ngāi Tahu names, values, and narratives into the fabric of the development. This collaboration helps revitalise the Ngāi Tahu footprint in Whakatipu and ensures an authentic connection to place.

The name Te Pā Tāhuna was gifted by mana whenua, alongside the story of Tūwiriroa, a prominent Kāti Mamoe chief who settled in present-day Queenstown. We also engaged Aukaha Ltd, a rūnanga-owned resource management and business consultancy representing mana whenua interests in Whakatipu and the wider Ōtakou region. Aukaha will play a key role in supporting our social procurement goals throughout the Te Pā Tāhuna project, reinforcing our commitment to sustainable, iwi-led development.
